class=\"wp-block-heading\">The Center for Regional Studies<\/h4><\/aside><aside id=\"block-8\" class=\"widget widget_block widget_text\"><p>The University of Nevada, Reno\u2019s Center for Regional Studies has provided research &amp; analysis to the full spectrum of socio-economic clients, including businesses, entrepreneurs, governments, non-profits and other community networks, for over 30 years.\u00a0 In addition to federal datasets, the Center collaborates with local and state governments to access confidential, address-level information in order to incorporate primary data with the highest accuracy.\u00a0 This secret-sauce of powerful datasets and decades of expertise allows clients to understand site locations, demographic markets, industry and population trends, economic and fiscal impacts, and residential development pipelines.<\/p><\/aside>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-bf9c6f8 elementor-widget elementor-widget-text-editor\" data-id=\"bf9c6f8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h4><strong>1Q 2026 Reno-Sparks Residential Activity Report Now Available\u00a0<\/strong><\/h4><div class=\"elementToProof\" data-ogsc=\"rgb(0, 0, 0)\"><div class=\"elementToProof\" data-ogsc=\"rgb(0, 0, 0)\">New residential entitlements remain tepid and are expected to remain lukewarm as the world navigates restricted energy supplies and other hanging chads.\u00a0 Only three projects appeared on the 1Q radar: another Toll Brothers townhome project for Talus Valley (formerly known as Daybreak) and more townhomes in Damonte saw their tentative maps approved.\u00a0 Ryder Homes snuck in their Miramonte Phase 7 which is now under construction and selling single-family units (I discovered their entitlement thru home sales), after fully absorbing Miramonte Phase 6.<\/div><div data-ogsc=\"rgb(0, 0, 0)\">\u00a0<\/div><div class=\"elementToProof\" data-ogsc=\"rgb(0, 0, 0)\">With mortgage rates on the slight increase due to geopolitics, residential demand should continue to favor multifamily.\u00a0 However, a peak at their permit activity (page 16 in Market Summary section) shows a significant construction activity contraction.\u00a0 On the other hand, average apartment rents nearly reached the $1,800 mark in 1Q (page 17) while vacancies continue to squat in sub-3%, indicating continued demand.\u00a0 We continue to show 2,000+ market and non-market rate MF units under construction or new units waiting for initial residents.<\/div><div data-ogsc=\"rgb(0, 0, 0)\">\u00a0<\/div><div class=\"elementToProof\" data-ogsc=\"rgb(0, 0, 0)\">After Nevada Department of Employment\u2019s \u201cgreat shakeout\u201d of their employment estimates in March (annual \u201cbenchmark\u201d revisions), we saw Reno MSA\u2019s 2025 employment growth be revised from 1,900 new jobs to 3,775.\u00a0 Although employment growth in 2025 was less than half of pre-pandemic levels, the bump in the annual total faced down a year with great uncertainty, sticky inflation, and tariff wars.\u00a0 Although 2026 employment estimates will also suffer the same revision fate, preliminary estimates for 1Q show 6,500 new jobs were added in the Reno MSA, year over year.\u00a0 On top of today\u2019s surprisingly strong jobs report and the continual boost from the California \u201cdiaspora\u201d, our local economy remains relatively stellar.\u00a0 The downside of such signals is the pressure to keep interest rates locked in, however.<\/div><div data-ogsc=\"rgb(0, 0, 0)\">\u00a0<\/div><div class=\"elementToProof\"
